From the modern, granite countertops in the kitchen to the fresh tile flooring and updated lighting throughout, you'll feel welcomed by clean, contemporary finishes. Relax in one of three beautifully furnished bedrooms with blackout curtains for better sleep. The living area features a large smart TV and ample seating for movie nights or group gatherings. Outside, enjoy a private patio space perfect for morning coffee to unwind after a round of golf. With fast Wi-Fi, keyless entry, and convenient washer/dryer in-unit, you'll have everything you need for a worry-free stay. With nearly 70 golf courses within a 30-minute drive, Sunset Sandbox is the perfect home base for your golf getaway. After a day on the greens, enjoy dinner nearby or take a short drive to the peaceful sands of Sunset Beach, where you can end your day with a stunning coastal sunset. Sunset Village Community has 2 community-pools, BBQ stations and tennis court. It's more than just a place to stay - it's your home away from home. This is a pet-free condo The leaseholder ("Primary Guest") must be at least 21 years of age, verified, and present throughout the stay. Maximum occupancy is 6 persons, including children. Quiet hours are enforced 10:00 PM 8:00 AM daily from HOA No loud noise, parties, or events are permitted at any time. Smoking or vaping is strictly prohibited inside or on the patio. Violation will result in a $650 cleaning fee. No pets are permitted due to family allergies. Exceptions may be made only with prior written approval for hypoallergenic or certified service animals. Utilities Electric service will remain in the Owner's name for the duration of the Lease Term. The tenant shall be responsible for payment of all electricity charges incurred during the rental period. A base payment of $160.00 is due prior to move-in to cover estimated electricity costs. Once the actual electric bill for the lease period has been received, the amount will be reconciled as follows: If the total electricity cost exceeds $160, the tenant agrees to pay the difference within five (5) days of notification. If the total electricity cost is less than $160, the owner will refund the balance to the tenant within five (5) days after receipt of the final bill. All other utilities, such as water, trash and internet, shall remain the responsibility of the Owner unless otherwise specified. The property does not provide access to Netflix, Disney+, Hulu or any other paid streaming services. Tenants are welcome to log in using their own personal accounts to access such platforms during their stay. Security Cameras and Smart Devices For safety and property protection, exterior security cameras are installed: - One video doorbell camera at the front entrance - One camera on the patio area These cameras record video only in exterior common areas and do not record inside the condo. Camera footage is accessed or reviewed only in the event of an incident, complaint, or security concern. A Google Nest speaker is located in the kitchen. It announces when someone rings the doorbell and may be used by tenants to play music or ask voice-activated questions. Example: "Hey Google, play relaxing music." Tenants may disable the microphone or speaker function at any time if they prefer. Safety and Emergency The ADT security panel in the hallway is for owner monitoring and service use only. Tenants should keep all doors locked when leaving the condo or at night. In an emergency, the SOS button on the ADT panel may be used to request immediate assistance. Tenants will be held responsible for any costs associated with false alarms triggered through misuse of the panel or emergency functions. Trash dumpster is located across from Building 29 (near the fountain pond). Linens & Towels: 2 fresh sets of linens and towels is provided for each stay/bed. Renter is responsible for refreshing linens & towels as needed - daily service isn't included. Towels and linens must stay inside the condo (please don't take them to the beach or pool). Any stained or missing items may incur a replacement charge. The condo is professionally cleaned before move-in and after move-out. During renting period, renter is responsible for keeping the unit tidy and leave it in clean condition upon departure. Trash, dishes, and personal belongings must be removed before check-out. Extra cleaning fees may apply if the condo is left excessively dirty. Additional cleaning service or linen service can be arranged upon request and will be charged separately. Do not feed or approach any wildlife, including ducks, turtles, or alligators. North Carolina imposes fines for violations. "Catch and release" fishing is allowed only in permitted ponds. Do not leave food outside to avoid attracting animals. Pool hours and rules are posted onsite. Pool and hot top are closed from November-May An adult must accompany minors under 18; children under 14 are not allowed in Jacuzzis. No visitors or unregistered guests are permitted to use the pool. Tennis courts are open from dawn until dusk. Use only designated BBQ areas near the pool. Personal grills are prohibited. Return FOB keys to the hook above the shoe shelf before check-out. Lost FOBs incur an $80 replacement fee. Tenant acknowledges having read and agreed to the above rules as part of the Short-Term Rental Lease. Violation of any rule may result in forfeiture of deposits and immediate termination of stay without refund
