No weapons, firearms, drugs, or illegal sexual activity of any sort are allowed. Violators will be reported to police, and the contract will be terminated immediately. There is a zero-tolerance policy for parties and smoking anywhere on the premises. Following multiple warnings, local law enforcement will be utilized to ensure compliance. Should removal be required, it will be done at the guest's expense. There's a $100 penalty fee for removing smoke detectors. Smoking inside or outside on the patio/balcony, parking lot, or within 50ft of the property is strictly prohibited, as this is a smoke-free community. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $300.00 to cover the cost of deep cleaning and ozone treatment. Parties and events are strictly prohibited. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. This home is equipped with noise detection monitors. An unauthorized animal/pet fee is $250.00. Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $300.00. Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage and are not included in the damage protection policy. Guests should not wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine. Please leave all sheets on the bed. If linens are laundered by guests and subsequently damaged, there will be a charge for their replacement. Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property. Unapproved late checkout will result in a $50 charge for every hour after the scheduled checkout time. Guests staying longer than 28 days will be responsible for paying utilities used during their stay.
