795 sp. ft. downstairs unit with one bedroom, one bath, and its own kitchen. The apartment is equipped with a new stove, oven, refrigerator, microwave, dishwasher and washer and dryer. The floors are the original hardwood flooring and was recently repainted Agreeable Grey on the inside
Utilities are the tenants' responsibilities with water being the only exclusion. There is a strict "no smoking" policy for the inside, with smoking being encouraged on the outside. There is also a no pet policy, unless the animal is a certified service or emotional support animal. The backyard is accessible via a small alleyway on the right side of the house. Parking is on Magnolia Street.
Lease is a 12 month contract that can convert to month to month at the end of lease. Monthly rent is expected by and/or before the second calendar date of each month (excluding holidays). The tenant is given 15 calendar days before late fees apply. The lease will include the no smoking and no pet policies and are expected to be followed through by tenants.
The will be NO subleasing, alterations to property, lock changes and major work WITHOUT consent or permission from us (IRG Holdings). If work is needed for the property we will have contractors dispatched. Lease will also include amounts given for damages done to property that is considered preventable to the physical structure and provided appliances. These vary by appliance, brand and above all cost paid by IRG Holdings in their purchase.
Tenant(s) will be responsible for maintenance of the yard and walkways, if the scheduling is not conducive, then we can provide yard work for an additional, small fee added to the monthly rent.
