2. Smoking Policy
Smoking is strictly prohibited inside the unit and anywhere within the building, in compliance with HOA regulations. Smoking is permitted only in the parking lot or backyard areas designated for that purpose.
3. Early Termination
If the tenant terminates the lease before the end of the term without the landlord's written consent, the tenant shall remain responsible for rent until the unit is re-rented or the lease term expires, whichever occurs first, plus a lease break fee of $1,200.00.
4. Abandoned Property
Any personal property left on the premises after the lease ends shall be considered abandoned and may be disposed of after proper notice in accordance with RCW 59.18.310.
5. Maintenance and Cleanliness
Tenant shall maintain the premises in a clean, sanitary, and good condition at all times and promptly notify the landlord of any issues requiring repair. Failure to report water leaks, mold, or pest infestations may result in charges to the tenant for damages or remediation costs.
6. Illegal Activity
Tenant shall not engage in, nor permit others to engage in, any illegal activity on or around the premises, including but not limited to the manufacture, sale, possession, or distribution of illegal substances.
7. Late Fees
If rent is not received by the due date, a late fee of $20.00 per day shall be assessed for each day the rent remains unpaid, not to exceed $200.00 per month. Late fees are considered additional rent and are due immediately upon assessment.
