Tenant Screening Disclosure (per RCW 59.18.257): All applicants will be screened through Zillow's application system, which includes a consumer credit report, background check, eviction history, rental references, and income verification. Applicants must provide accurate contact information for current and prior landlords; the landlord may contact references directly to verify rental history. Criteria that may result in denial include: - Credit score below 680 (unless otherwise approved with a co-signer or increased deposit). - Income less than 3x monthly rent. - Negative rental history (evictions, unpaid balances, or unsatisfactory landlord references). - Criminal history relevant to tenant safety or property damage. - Providing false, incomplete, or unverifiable information. If a consumer report is used, applicants have the right to request a free copy of the report from the screening company and to dispute inaccuracies directly with them. Application fee: Zillow charges applicants directly for screening (non-refundable). Reusable reports: We accept Zillow's comprehensive reusable tenant screening reports submitted through their platform.
