The application fee is non-refundable. The property is used by a resident of a single or married couple with/without kid(s) the maximum number of occupants permitted by PACC-10 HOA. The renter(s) must abide by all HOA rules and regulations. A 12-month lease agreement is $2,350 each month. First rent of the month is required upon move-in with a one-month $2,350 deposit provided. The renter agrees to rent at the beginning of each month. A late fee $50 is applied after the first 5 days of the month. The renter is responsible for covering the electricity bill. The terms of a lease agreement remain valid for the entire term. Early lease termination is not allowed. Before the lease expires, the renter must give 30 days' notice in advance to renew the lease. The renewal rent fee may or may not increase. The renters are responsible for routine cleaning and minor upkeep, such as changing light bulbs or unclogging drains. The owner is responsible for major repairs, structural maintenance, and ensuring the property remains habitable, including essential systems like HVAC, plumbing, and water heater. Keys and key fobs are provided, but they must be returned when moving out. Comcast Cable TV MAX (formerly HBO) and High-Speed Internet with WiFi are included, along with two TV boxes. The renter can choose and pay for any additional devices, insurance, cable channels, or upgraded internet speed services.
