    300-feet from Lake Roosevelt and a ridiculously low price. Even lower than the appraised tax value. This residential lot in Marcus, Washington includes half a garage, an attached carport and an old greenhouse. The property line runs through the center of a two-car garage, which the neighbor has agreed to share. The parcel is 10,800 square feet (just under a quarter acre) and located between 801 and 807 Minter Avenue. The land behind the property is public, so, technically, the property is waterfront. Thanks to a convenient trail to the beach, you can be fishing in minutes. The neighborhood park and playground are at the end of the street and Marcus hosts an annual Ciderfest in the nearby pavilions. Public water and power lines run along Minter Avenue, but, at this time, town officials say the lot is "NOT BUILDABLE". The town's Unified Development Ordinance says exactly the opposite, but I live out of state and don't want to fool with it. I leave that battle to you, the new owner, and that's why I priced the lot so low. Each year, when the lake is lowered, you can see foundations from the original town of Marcus, which was flooded by Grand Coulee Dam. A fun little town with an interesting history.
