105.80 acres of wooded land with water on the property. Located 15 minutes north of Wisconsin Dells in the township of Kildare. From I90/94 take the Lyndon Station exit. Property is about 3 miles from the exit. The land is on the West side of 24th Ave and South of 55th Street. My property borders both of these paved town roads. A really beautiful unique piece of land for hunting, camping or building your dream cabin or home. Large farms just across 24th Ave makes it ideal wildlife habitat. They usually plant corn or soy beans every year. We see nice bucks and turkeys every year. Land is currently enrolled in the Managed Forest Law (MFL) which means your property taxes are ONLY $190 per year for all 105.80 acres. This contract expires with the Department of Natural Resources (DNR) in December of 2021. While the land is enrolled in the MFL you cannot build a permanent structure on the property or cut timber to sell to another party until December of 2021. However you can have a hunting shack or camping trailer on the property and you can cut firewood for personal use. After December 2021 you can build a permanent home or cabin and manage the property any way you see fit.....or you can renew the MFL with the Wisconsin DNR. In 2010 I did the last required timber cutting ordered by the DNR. So there is nothing more you will be required to do on the property under the current MFL contract. The cutting was selective, there was no clear cutting of trees done to the land. The MFL contract I chose DOES..... YES IT DOES, CLOSE THE LAND TO THE PUBLIC. No one can hunt or access your land WITHOUT your permission. There is another MFL contract that opens your land to the public, but the contract I chose DOES NOT allow public access. I hope I am clear on this as I get tons of questions about it. I would like to sell all 105.80 acres and not parcel it out into smaller pieces for income tax purposes. However if you'd like to buy a smaller piece instead of buying it all, I would consider selling 20, 40, 58 or 78 acres......However my price will be less negotiable. Price is $3,100 per acre if you buy all 105.80 acres. If I have to parcel it off into a smaller piece of 20, 40, 58 or 78 acres price will be a bit more. Six separate 5 acre parcels that are South of my property sold in 2014 for between $5,000 and $6,000 per acre. So my price is more than fair. If I don't sell the property by December 2021, when the MFL expires, I will divide it up into 5 and 10 acre parcels and sell it for $6,000 per acre. I get lots of inquiries about buying a small 5 or 10 acre piece. I can't sell it any smaller than 20, 40, 58 or 78 acres as this is how the land was enrolled in the MFL.
