The tenant developed the orchard in 2005 with 95+/- planted acres in three blocks along Petroleum Creek in SW Colusa County. Varieties include Nonpareil (50%) with alternating rows of Butte, Winters, Carmel and Fritz on 15' x 21' tree spacings. Within Colusa County Water District, there is an outlet (underground pipeline) at the property that is connected to underground distribution and surface drip irrigation lines. The tenant has relied on other sources of water for irrigation (Warren Act) over the years and this alternative source of water is not included with this offering.
