Pack n' Play, highchair and other child-friendly amenities provided BEDROOMS This coastal Maine gem boasts 5 bedrooms accommodating 13 guests. The main level primary suite offers a private oasis with a gas fireplace, ensuite bathroom, king-size bed, and a 55" Smart TV. There are built in dresser drawers as well as a walk-in closet tucked off of the ensuite bathroom for additional storage. The second floor features two generously sized bedrooms with a shared full bathroom. One bedroom features a king-size bed with a dresser and a closet. The other features a queen-size bed and a twin over full bunk bed. This room also has a dresser as well as a closet. There is an additional walk-in closet on the second floor for extra storage space if needed. The basement provides two additional bedrooms. One bedroom is fitted with a queen-size bed, a dresser and a closet. The other bedroom has two twin-size beds, a dresser and a closet. BATHROOMS There are three full and one half bathrooms in the home, each of them stocked with all the essentials you need for the duration of your stay. The half bath is located in the home's entryway right around the corner from the kitchen for first floor convenience. The master bedroom has a spacious ensuite bathroom with a beautiful glass enclosed shower. The second floor bedrooms share a spacious full bathroom which has a tub for those seeking a relaxing water-drawn bath. The third full bathroom is located downstairs, allowing your basement-bunking guests a convenient option to rinse off in the standing shower. KITCHEN, DINING AND LIVING ROOMS The bright and airy kitchen is fully equipped with all the appliances, utensils and cookware you need to feel at home. It offers ample counter space, high-end appliances, and an island for casual meals. The dining room, adjacent to the kitchen, provides a formal setting for large gatherings with family and friends. The main dining table seats 8, and there is additional seating for 4 at a round dining table, as well as 3 more seats at the kitchen island. The main floor features two bright and open living rooms with large windows, ideal for relaxation and entertainment. The first living room, located right outside the kitchen, features a beautiful brick fireplace and a 55" Smart TV, allowing full access to your favorite streaming services. The second living room is also located on the main floor. It allows seating for 8-10 people around another magnificent fireplace. There are large ocean-facing windows which let in ample natural light. Please note that the ocean views are seasonal as there are trees as well as one house between this home and the water. The entire first floor has 9-foot ceilings that lend an open and airy ambiance. A third living room area is located in the basement. This room features seating for 4-6, a 60" Smart TV and shelves full of board games for rainy day activities. Also downstairs is a workout room stocked with basic exercise essentials, as well as a separate study equipped with a work desk. OUTSIDE SPACE Step outside and you'll discover an oasis in the backyard with an in-ground heated pool that invites you to cool off during hot summer days. The pool area includes lounge chairs and outdoor furniture and is available to guests from June 15th through September 15th. The beautifully landscaped yard with amazing perennial gardens and patio area provides the perfect setting for outdoor gatherings, barbecues, and relaxation. A new private association boardwalk was built in 2022 giving guests access to a private beach. Please note that that boardwalk is pretty long (50+ steps) and the beach area is really only usable during low tide. You will feel that you got some steps in when returning back up the boardwalk to the house. There is a fire pit with ample seating to roast marshmallows and tell stories around the fire. We can't wait to welcome you to Cumberland and ensure your stay is nothing short of extraordinary! Guest access Guests will have access to all described rooms and amenities, including a washer/dryer and the two-car garage. Please note the pool is only available from June 15th through the first week in September. There are three window AC units installed in the summer months - one in the master bedroom, and one in each of the upstairs bedrooms. The entire basement has central air. The other areas of the house (first floor living rooms, dining room and kitchen) do not have AC as they are large, open spaces. The house generally gets a good breeze in the summer and opening the windows cools it down pretty well. We also have portable fans available for guest use. DOG GUIDELINES: - We have wonderful neighbors and the last thing we want to do is disturb them. If we are alerted of excessive barking we will need to ask guests to remove the dog from the property for the remainder of the stay. Please do not book this property if your dog is known to bark excessively. - By booking, you accept responsibility for any damage/extra cleaning your dog causes during the stay. - No dogs left home alone, no exceptions. Other things to note Refundable deposit of $4,000 Cleaning fee of $500 Pet Fee of $250 Move in ready. All appliances and furniture is included. A utilities allowance of $500/month is included, excess is paid by the tenant. Applicant must have current photo identification and a valid social security number. Applicant's monthly household income must exceed 2.5x the rent. All income must be from a verifiable source. Unverifiable income will not be considered. Applicants must receive positive references from all previous landlords for the previous 5 years. Applicant may not have any evictions or unpaid judgments from previous landlords. Applicant must exhibit a responsible financial life. Credit score must be a minimum of 650. A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility. Applicant must be a non-smoker. Renters insurance required. Notice to vacate agreement applies including month-to-month extensions.
