Tenant must inform owner if he/she will or will not renew their lease agreement at least 60 days before the expiration of their current lease agreement. At the lease renewal, the rent may or may not increase depending on the owner.
On the last 60 days of the lease term, tenant agrees to allow owner to show the home to other tenants with advanced notice.
Tenant agrees to contact each of the utility companies to make sure that the account is set up in his/her name effective on the move-in date.
Tenant agrees to pay for all utilities including water, electricity, and natural gas during the term of this lease. Tenant is responsible for cable, internet access and telephone bill if any.
If tenant fails to clean floors before they move out, $400 will be deducted from the security deposit. Any damage to the property by the tenant and/or his/her guest is the responsibility of the tenant.
If the tenant ruins the carpet and/or laminate wood floor where the owner has to replace it, the full security deposit will be forfeited to the owner and any additional charge to replace them.
When the tenant breach this lease and decide to not move in or to cancel the signed lease, the $2,800 deposit will be forfeited to the owner. The $2,800 security deposit is due at the signing of the lease.
