This one-year residential lease agreement is between the landlord and the tenant(s) listed in the contract for the house located at 1008 Buena Vista Dr, Tallahassee, Florida 32304.
The lease term is for either six or twelve months beginning on January 1, 2026 and ending on a date to the determined date.
Tenants are responsible for maintaining the property in clean and sanitary condition, replacing light bulbs and air filters that are provided by the landlord, and promptly reporting maintenance issues.
The landlord is responsible for lawn care.
Tenants are responsible for all utilities including electric, water, sewer, trash, and internet unless otherwise stated in the agreement.
The landlord will handle major structural, electrical, plumbing, and HVAC repairs, when not caused by tenant negligence.
Only the individuals listed on the lease may reside at the property, though short-term guests are permitted. The property may not be subleased under any circumstances.
Pets are permitted only with the landlord's written permission and may require a non-refundable pet fee, a refundable pet deposit, and/or monthly pet rent as specified.
Smoking and vaping are not allowed inside the home and are restricted to approved outdoor areas only.
Tenants may not paint, remodel, or make alterations without prior written consent.
The landlord may enter the property with reasonable notice typically twelve hours to perform repairs, conduct inspections, or show the property near the end of the lease term.
Tenants are encouraged or required to obtain renter's insurance, as the landlord's insurance does not cover tenant belongings.
Parking is permitted in the driveway or designated areas, and parking on the grass is not allowed.
Tenants must provide at least 30 to 60 days' written notice of their intention to renew or vacate the property at the end of the lease. At move-out, the property must be left clean and all keys and remotes returned. Early termination is only allowed with proper notice and payment of an early termination fee, unless permitted otherwise under Florida law.
This lease is governed by the Florida Residential Landlord and Tenant Act (Florida Statutes Chapter 83).
