A propery owner looking to rent my whole home out starting this Fall (available to move in starting mid November or later). Flexible on move in dates.
My house is in a quiet neighborhood located directly across from Lake Loveland = Amazing Views (Great for fishing or activities). I am a firefighter so I have a great network and ability to fix anything around the house quickly if needed. Privately owned and managed so Lets talk (Price & Terms are Negotiable). I have kept a nonsmoking, quiet, and clean house at all times. I am relaxed, understanding, and kind owner who will respect your privacy. Neighbors are the same. Open to various rent options. But I prefer an annual rental agreement. Utilities & trash ran through the city for one simple bill. Averaging around $150/ a month for 2-3 people. HOA (paid by me/ the owner) covers lawn care, mosquito/pest control, side walks, streets, and more. Message, call, or text for a full tour of this fine low maintenance home to call your own.

Owner (I) will pay gas bill through Excel. Renter will take over other utilities through the City of Loveland. They include water, electric, trash, recycling, free annual dump pass, and newspaper for one easy bill. House is wired for Dish, DSL, and soon to have fiber optic (potentially through city bill) available.
-Caged or Tanked animals are acceptable.
-Dogs = slight additional Pet Rent
-Zero smoking of any kind inside the home.
-Garage parking and street parking included (plenty of space).
-Privacy is part of my standard, so I will plan with you ahead of time to make sure I can enter home (if needed / will be rare).
-Shared driveway, so just ask the neighbor before you park for extended time in it.
-No hoarding or trash pile up. Trash comes weekly (Mondays).
-12 month lease with a Minimum 90 days notice before exit.
-Deposit will be kept if unsatisfactory notice and cleaning departure (I will work with you on this to avoid).
-I will prorate funds for mid month entrance or departure.
-A 1st & last day "Owner+Renter Walk-Through / Inspection / check list will take place to know condition of property before & after.
-House should look like how it was received minus minor annual aging.
-Deposit and Rent is due 1st of the Month (many avenues to transfer money) unless otherwise agreed upon.
-Any major modifications to home has to be approved through owner (I'm very responsive and open).
-I'm an easy-going and understanding owner that knows the property intimately.
-Willing to work with you on most things.
-Communicate any issues that arise.
-No obvious illegal activity on property.
-Rent: Pay it on time & in full.
-I fallow Colorado's "Warranty of Habitability" Rights.
Shouldn't happen but if absolutely necessary:
-Unless agreed upon before hand or an understandable one instance extenuating circumstance. A late fee will be charged of 50 US dollars on the 7th day after rent is due.
-Bounced Checks will be an additional late fee of 50 US dollar fee per check.
-If needed due to rental agreement issues: Emergency Eviction Notice will give you 72 hours to vacate.
-Extenuating Circumstances Leave Notice: I will give you 30 days to vacate property with proper payment.
-A "You Break it, You Buy it" policy. Doesn't include a renter not at fault aging of material / appliance situation.
Example: You punch a hole in the drywall. You can fix, pay to have it fixed, or I can charge you for myself to fix it. Must be returned to similar original condition.
Example 2: The Furnace goes out. Owner (I) will replace the furnace at Owners expense as soon as possible.
-The unlikely event of payment for incidents can be added to rent, paid immediately, or come out of your deposit.
