Employment Verification: May verify employment and income.
2. Criteria That May Result in Denial:
Application denial may occur based on:
Insufficient Income: Not meeting income requirements.
Poor Credit History: Low credit score or negative items on the credit report.
Negative Rental History: Unverifiable history or negative references.
Certain Criminal Convictions: Convictions posing a risk or violating lease terms.
Prior Evictions: History of eviction filings or judgments.
Falsified Information: Providing false information.
3. Consumer Report Information and Rights:
If a consumer report is used and results in denial, there is a right to a free copy and the right to dispute its accuracy. The consumer reporting agency's details will be provided.
4. Comprehensive Reusable Tenant Screening Reports (CRTs):
A CRT will be accepted. If accepted, no separate screening fee is charged, but additional verification may occur.
5. Application Process and Fees:
A non-refundable fee of $ per adult applicant covers screening costs. This fee is charged after acknowledging this disclosure.
Important Notes:
This disclosure aligns with RCW 59.18.257 and FCRA. If denied, a written Adverse Action Notice explaining the reasons will be provided, in compliance with RCW 59.18.257.
