The house is in a great neighborhood with a walkable school nearby. The community also features a brand-new pool and kids' play area, perfect for families. Utilities Tenant shall be responsible for payment of all utilities, including but not limited to gas, electricity, water, sewer, trash, and internet/cable services. Rent Payment Monthly rent shall be paid in full on or before the 30th day of each month. Payments made after the due date may be subject to a late fee as outlined in the lease agreement. Lease Duration The minimum lease term is six (6) months, with standard lease terms offered up to twelve (12) months (1 year). Renewal options may be considered at the landlord's discretion. Security Deposit A security deposit in the amount of $2500 is required at the time of lease signing. The deposit will be held in accordance with Texas Property Code and may be applied toward damages beyond normal wear and tear. Pets A maximum of two (2) pets are permitted with prior written approval from the landlord. A non-refundable pet fee and/or monthly pet rent may apply. Tenant shall be responsible for any damages caused by pets. Smoking Policy Smoking is not permitted inside the home at any time. Maintenance & Care Tenant shall maintain the property in clean and habitable condition. Tenant must promptly notify landlord of any required repairs. Yard care shall be the responsibility of the tenant Occupancy The premises shall be used solely as a residential dwelling. Only individuals listed on the lease application shall occupy the property. Compliance with Laws Tenant agrees to comply with all local, state, and federal laws, as well as HOA/community rules (if applicable).
