7. Occupancy Limit

No unauthorized overnight guests without written approval.

Pet Fee (Non-Refundable): $300
Pet Rent: $75/month

Tenant responsible for all pet-related damages
10. Rules & Conduct
No smoking or vaping inside the home
No illegal drug use
No loud noise between 10 PM 7 AM
Respect neighbors and shared spaces
No parties or events
Must secure gate and lock all doors when leaving
Report damages immediately
No subletting (Airbnb, VRBO, or assignment prohibited)
11. Move-Out Instructions
Tenant must:
Return all keys/garage remotes
Load dishwasher
Place used towels/linens in the laundry area
Remove all trash
Leave all provided items (remotes, chargers, decor, etc.)
12. Owner Responsibilities
Owner provides:
Maintenance & repairs
Landscaping service
Pest control (if needed)
Utility management
Quarterly HVAC check (if applicable)
13. Tenant Responsibilities
Tenant must:
Keep unit clean and in good condition
Notify owner of issues ASAP
