1. Rent and Payment Terms
Tenant agrees to pay Landlord the sum of Three Thousand Five Hundred Dollars ($3,500.00) per month, due on the 1st day of each calendar month. If rent is not received by the 5th day, Tenant shall incur a late fee of One Hundred Dollars ($100.00).
2. Security Deposit
A security deposit of $3,500.00 shall be paid upon execution of this Agreement. The deposit shall be held in accordance with Virginia Code 55.1-1226 and applied to unpaid rent, damages beyond normal wear and tear, or other breaches of this Agreement.
3. Utilities
Tenant shall be solely responsible for all utilities and services associated with the Premises, including:
Electricity
Gas
Water/Sewer
Internet/Cable
4. Use and Occupancy
The Premises shall be used solely as a private residence. No smoking is permitted indoors. Tenant shall comply with all applicable laws and HOA rules, which will be provided at lease signing.
5. Pets
Tenant may keep:
Up to two (2) cats, and
One (1) dog, subject to breed and behavior restrictions.
All pets must be properly vaccinated and licensed. Tenant is fully responsible for any property damage, injury, or nuisance caused by pets. Aggressive breeds are prohibited.
6. Maintenance
Tenant agrees to:
Maintain the Premises in clean and habitable condition.
Replace HVAC filters every 3 months.
Handle lawn care and snow removal.
Promptly notify Landlord of needed repairs.
Landlord shall be responsible for structural and system repairs not caused by Tenant's negligence.
7. Renter's Insurance
Tenant shall maintain renter's liability insurance with minimum coverage of $100,000. Proof of insurance must be provided before move-in and upon renewal.
8. Default and Remedies
If Tenant fails to pay rent or otherwise breaches this Agreement, Landlord may provide written notice in accordance with Virginia law, terminate the lease, and pursue legal remedies including eviction, damages, and attorney's fees.
Any application that does not meet the above requirements, including a clean rental history, will be automatically denied
