Additional rules and regulations: a) Trash must be taken out on a regular basis. b) Tenant hereby understands and agrees the occupancy of the premises is subject to the covenants and restrictions of the city of Tulsa, Oklahoma c) Owner agrees to maintain the landscaping and yard area in a good and clean condition. d) No vehicles shall be kept on the premises which are not in working order nor shall any vehicles be parked on any non-paved portion of the premises. e) No furniture or appliances, except for yard furniture intended for outside use, shall be kept outside of the structure on the premises. f) No person shall be allowed to smoke, including by not limited to tobacco, marijuana or other, inside the premises. Tenant shall be responsible for damages incident to replacement of drapes, repair or replacement of carpet, countertops, or any other surface damaged due to burn marks and/or smoke damage, and deionization of any unwanted odors. g) Utilities, including but not limited to water, gas, electricity, sewer, trash, land cable/satellite television services, are the responsibility of Tenant. h) Tenant agrees to quit and deliver up the premises at the end of the term in good condition as they are now, ordinary wear excepted. i) The Tenant hereby covenants and agrees that if a default shall be made in the payment of rent or if the Tenant shall violate any of the covenants of this lease, then Owner shall be entitled to immediately re-enter and retake possession of the demised premises, in accord with Oklahoma Residential Landlord and Tenant Act. j) This is a legally binding contract.
