This is a 2-bedroom main-floor apartment in an owner-occupied up-down duplex. The apartment features hardwood floors, 2 bedrooms 9'8" square, 1 bathroom w/tub & nice shower pressure, and a spacious kitchen as well as living and dining rooms. There is also a large enclosed porch. The main living areas face south, so it is nice and sunny. Also, the plaster walls insulate sound pretty well, so there is minimal noise transfer between apartments. The backyard has a 6x6 raised bed dedicated to your apartment. We encourage composting and hanging laundry in the yard as well as use of the fire pit and grill but as owner-occupants we will remain in charge of the overall landscaping decisions. Close to Reger park, bus stops for 14 & 15 a Starkweather creek canoe ramp and the bike path, Walgreens, Trixies, Hawthorne Library, bus stops for 4, 6, 10, and 23, Malthouse, Goodman Center, Jade Mountain, a laundromat, Victory Cafe, and Atwood and Eken park in general. Schools are Lowell, O'Keefe, and East. Renter responsible for internet. Other utilities (heat, water, trash, electric) are included in the rent. There is no central AC right now. Free washer and dryer in the basement are used by both apartments. Parking is easy, and there should usually be a driveway spot for you, but no garage space is available at this time (the door is too small to accommodate two cars). Owner-occupied means we, the duplex owners, will be living in the apartment above you! Our apartment is slightly smaller and in similar condition to yours. We have two indoor cats who are not allowed in other areas of the building. We have been making as many improvements as we can to the duplex since we moved in 8 months ago and will share progress with you on these projects, especially the ones that make your life comfier :). Our ideal tenant is someone who is looking to stay 1 - 5 years. We would generally prefer year-long leases but we are open to shorter terms for the right neighbor. Finally, we selected "dogs OK" so you could find us, but we will consider dogs on a case by case basis since they will be living downstairs from us. A scary dog bite incident in the past and lack of pets growing up means one of us is a bit uncomfortable with dogs. We also aren't allowed to have certain dog breeds per our homeowner's insurance policy, so if you have a large dog we would have to update that and ask you to reimburse us for any differential on our insurance premium (I would expect this to be in the $20/month range).
