No smoking in the property. Leasing runs from year to calendar year. Renter pays for yard upkeep and trash removal. Applicants will need to complete a Zillow application. Once background check is cleared by landlord and leasing proceeds to touring. Conversely, if the applicant is not moved forward by either the tenant or the landlord, for any reason, the cost of the application background search will be the responsibility of the applicant solely. Furthermore, no explanation for either party will need to be provided as to the limitation or concern of either party prior to the signing of the lease. Once the lease is signed, no further applications will be reviewed by the landlord for consideration, nor other properties by the tenant after the fact of signing the lease. This is a single family home and all occupants are required to be identified by name on the lease. Visitors can stay no more than 10 days and the owner must be notified prior "in advance in writing by name and dates." Normal upkeep of the home is expected to avoid any insect infestation or mold due to water exposure. Renters insurance is required with the owners names being added to the copy is to be submitted to the landlord that shows coverage of the renters personal property in the minimum amount of $500,000. Renters are not to make changes in the home without full disclosure and permissions from the owners prior to change. This includes permanent window decor attachments, fire pits, bbq's and oversized furniture. Doors may not be removed, or lighting changed, or new fixtures of any kind added for inclusion of renter's belongings. Storage units on the property are not to be added. Ceiling storage is not available. Renters must remain within the guidelines and compliance of the community HOA regarding upkeep, no on the street parking, excessive noise, attempted home businesses and other community concerns. The fireplace is for decoration only and no actual fire or candles may be used at any time throughout the property. To apply, you will need a current Driver's License or Passport, 2 months of pay stubs (Promise Letter of Employment Promise) and a completed Zillow application with landlord provided on request. Breaking of the lease will result in unpaid portion of annual lease becoming due in full, with respect to new leaser covering the lease. Tenant should carefully consider the financial cost if breaking the lease before beginning this lease. A ninety day written letter of intent is required if the tenant desires to renew the lease or give notice of ending the lease or needs to early break the lease. This gives the owner time to lease the property, which if it is early, access to show the lease with be required, with the property in good condition, neat and clean and unobstructed. Renewal of Lease: Each renewal may reflect any market increases, including property tax escalation. All individuals planning to live in the residence need to be named on the lease. Failure to disclose any new occupants are a violation of this lease and subject to termination of the entire lease. Do not apply if you are unemployed (non-retiree, or cannot show funds from alimony, child support, trust, or government assistance that exceed the needed funds for this lease), filed bankruptcy, a convicted felon, have been previously evicted, or have no rental history references. In the event the renters have a small pet (cat or dog), the owners shall to allow the 'approved' small, less thanb20 lbs pet, with an additional $50 charge for the pet monthly.
