We LOVE this home. It is absolutely our favorite home we've ever lived in (we move a LOT - military family). ***Please contact me (Andrew) directly if you have any questions or would like to view our home: 509-230-4286 (call or text) or acgerla@hotmail.com.*** We will happily pay a 1.5% commission to the buyer's agent. We're next to the Cul-de-Sac so minimal traffic near our home. Kids can safely ride their bikes, play ball, or run around like maniacs. We spend a lot of our evenings out front while our children play with neighbor children around the Cul-de-Sac. Privacy! No neighbors behind us; houses on either side are both 1-story. The fully-fenced backyard, swimming pool, and hot tub, are 100% private. The neighborhood is gated which means restricted access. There is virtually no crime or solicitation. A very safe neighborhood. The entire neighborhood has excellent street lighting during the evening. We have street lights both in front and behind our home (free security lighting!). Friendly neighbors who look out for one another. Lots of people walk the neighborhood with their families. This is the kind of neighborhood where everyone says "hi" to one another and you wave at cars as they pass by. Very efficient floor plan - the kitchen is wide open with 20-ft ceilings and literally the "center" of the house. No matter where you are in the house, you're only 20 steps from where you want to be. The areas that should have privacy (like the master bedroom) are private yet they're still close enough to the other bedrooms that you don't have to worry about what your children are up to. The home is 1-story --- NO STAIRS!!!! Natural light everywhere – tons of windows. The refrigerator is brand new. The stove is gas cooking. The rear lanai is INCREDIBLE. It's completely screened in, has a very tall roof (so you can sit outside and enjoy the rain without getting wet), plenty of room for a table with chairs, a couple of rocking chairs, a barbeque and smoker, and your pool toys. The perfect place for outdoor living and hosting friends. There is an additional paver-patio outside of the screened in lanai which is used for the kids' play house, picnic table, and slide. Absolutely gorgeous sunsets. The pool in the screened-in lanai is great! There are steps in one corner, a bench in the other corner, and another bench underneath the waterfall. There is an underwater light and an easily removeable safety fence. Newer high-end variable speed pump, controllable by your phone (very convenient). A DE filter which is what commercial pools use. Plumbed to be a salt-water pool but we currently use it as a chlorine pool. Solar-heated so it can be comfortably used throughout the majority of the year. Has a 2-yr old standalone hot tub with LED lighting (our children love this part of it). We planted three fruit trees two years ago. An orange tree, a papaya tree, and a lemon/lime tree. The papaya and lemon/lime tree are already producing and the orange tree is starting to produce this year. 2k sq ft of new St. Augustine sod within the past week. If the grass in the front looks a little questionable, give it a couple of months and it will be completely filled in. A large 1/4 acre lot. 8-zone programmable irrigation system. Feeder lines were run to all of the fruit trees and potted plants to make it as carefree as possible. We've done tons of landscaping updates over the past few years. Huge master bedroom with lots of natural light. Two master closets (a "his" and a "hers"). Large master bathroom with a large bathtub, two sinks and tons of counter space (if you have lots of "product," there is certainly enough counter space for you. The master shower is also over-sized and comfortably fits two. The master bedroom also has double exterior doors that open onto the screened-in rear lanai (they also let in a lot of natural light).
