We could flower this next bit up a bunch, but here is the real scoop. The tile floor throughout the space is crazy cracked up. We know it, it looks terrible. At the same time, it is not crumbling, it's not loose, it is just cracked. Right now, there are 26 available apartments in the hopper, you see them listed on the website. We are busy, with barely enough time to breathe. The price reflects the cracked-up tile. You see the other very similar unit in the same house is $100 or more on rent. That one doesn't have busted up tile. Either someone will rent it with the cracked-up tile, throw a rug over it and save $1,200 in the first year alone, or... it will sit unrented and when we slow down in a couple months, we will rip out the kitchen and bathroom and redo the flooring. At which time, it will be $100-$150 more a month. If you take cracked tile, it is not something we will later rip out and replace with someone living there. If you are reading this message, that is the flooring for the next tenant. It just is what it is right now. We would rather be straight with you than surprise you with cracked up tile. 1 bedroom lower in the heart of West Central (really, who doesn't want to live at the corner of Wayne and Rockhill at least once in their life?) The original Italianate building was built in 1875, making it one of the older standing homes in the area. Private entrance off a private front porch space. Good sized living room with original 140-year-old, stained oak flooring and good natural light coming in through a bay window. A large interior bedroom with a good closet area. Being an interior bedroom, it doesn't have a window, which is PERFECT for Vampires. Ceramic tile in the kitchen. Very cool kitchen with 3-sided wrap around countertop and a bar stool height island/dining area, for the size, it is an Excellent kitchen. Self-cleaning Gas stove. Stand up shower in the bathroom, no Tub, shower only. Sorry, you can't stew in your own juices... I'm disappointed enough for the both of us. The back door off the kitchen leads out to a private courtyard. This space is spectacular. If you like secretive, hidden, private, outdoor space, stop looking right now, and get your application turned in. Laundry on property. Up to 2 cats or 1 reasonable dog are welcome with a 1 time $200 pet fee and $20 a month per pet. Additional pets are charged a $100 pet fee and $20 a month each. This is a NON-SMOKING BUILDING, that includes recreational smoking. Tenant pays Gas/NIPSCO, Electric/AEP, and a $25 surcharge in addition to your rent for water/sewer. The ideal candidate(s) will have a minimum credit score of 650, no active collections, no felonies, no violent charges of any kind, zero evictions, and have a (combined) Net or take home (IN YOUR POCKET after taxes) income of 3 (Three) times the posted rent. If you do not qualify traditionally, you may use a well-qualified and collectable co-signer or put down 2 months of rent as an additional deposit. If you have any questions on the process, please see the listing "Get Pre-Approved..." for more notes.
