All utilities paid!! The Itty Bitty Bungalow is a fully-furnished cottage that sits at the front of a 10-acre farm with two other nicely-spaced cottages. It is conveniently located right off Highway 144 for easy access; 5 minutes from Grounded in Glen Rose and 18 minutes from the Granbury Walmart. While the cottage sits near the highway, most of our guests have remarked that the road noise is not noticeable once you are inside. You can enjoy the country lifestyle and views without the isolation or long commute. This one-bedroom cottage features a full kitchen with appliances (fridge, range, microwave) connecting with a small living area with a fold-out couch for your guests. The bathroom features a walk-in shower and full-size vanity. There is a laundry nook in the hallway with an all-in-one (stack style) washer and dryer. The Bungalow is heated and cooled by two mini split systems (so you can close the bedroom door and still get air). Tenants are welcome to stroll around the property and enjoy the front acreage (back acreage with approval from main house tenants). The property is fenced, but not dog-proof. Pets are negotiable with a non-refundable deposit and breed restrictions. Rent includes all furnishings, linens, and housewares as well as water, electricity, trash service, and internet. Available for month-to-month rental. Deposit is refundable (minus an $80 cleaning fee) if the place is left in excellent condition. This is a month-to-month lease. We require two-weeks notice of intent to vacate. Pets are considered on a case-to-case basis. Breed restrictions are in place due to insurance. This is a non-smoking home, but smoking can be allowed on the back porch if all windows and doors are closed. Lingering smoky smell inside the cottage can result in the forfeit of your deposit. Tenant is expected to keep the cottage reasonably clean and free from excessive clutter or trash. Please report maintenance issues as soon as possible. Any water issue is top priority. We have an excellent plumber who lives on-site! Please use the provided parking area and avoid driving over grassy areas. The area directly in front of the cottage may be used as guest parking, but please keep close to the edge and avoid blocking the circle driveway. Part of the front field is watered by an aerobic septic system. Please note the placement of the septic spray heads (marked by purple pipes) and avoid any driving between or over these. Any damage to the system caused by tenants or their guests will be paid by the tenant. This property features a family home, equine rescue, and both vacation and short-term cottages. All applicants must pass a background check and commit to being a good neighbor by keeping the property free from any visible trash or clutter, driving responsibly, and being courteous to any fellow residents or visitors.
