Amenities on the first floor include the kitchen with the window overlooking the backyard sanctuary, laundry room (ready for your own washer and dryer), pantry (that's part of the laundry room) outdoor patio (with a walkway leading to a bench for some outdoor meditation). Other amenities include a two-car garage, solar panels (that lowers the electric and gas bills), wood blinds that complement the pleasing light mustard walls, decorative curtains, ceiling fan lights in all the rooms, keyless entry, all black kitchen appliances, with an upgraded kitchen faucet, an irrigation system, and security system (waiting to be reactivated). The house and garage have been professionally cleaned; installed a pest exclusion zone in the attic and termite prevention system throughout the yard. Optional amenities include monthly mosquito spraying, monthly pest spraying, and/or twice a month lawn maintenance. The first qualified and signed 12-month contract will enjoy 1/2 off the security deposit. This is a 12-month lease. If you are active duty and get orders to deploy, please provide a copy of your orders to the office to be released from your lease. No smoking inside the house or garage. This is a drug free zone. Violator(s) will be asked to vacate the premises. No refund will be issued. No more than one pet per person, cat and/or dog, that's no more than 60 lbs. Pet owner must clean up after their pet. No loud music after 10 pm. Garage parking will be first come, first served, unless the parties agree on another way. Side street parking is permissible, as long as it doesn't impede traffic. Put Trash (brown bin) out on the curb Thursday evening, for Friday morning pickup. Put Recycling (blue for paper, plastic, and glass; green for compost material like grass and food waste) out Tuesday evening, for Wednesday morning pick up. Blue and green bins must be placed at least two feet apart for the trash arms to safely move. Rent is due on the 1st of each month. By the 5th day and later, a $25 late charge will be added (per renter). If rooms are leased separately, renters are responsible for maintaining their areas. It goes without saying, an individual renting the entire house carries the responsibility for the property maintenance. There will be semi-annual inspections of the property. The property manager will provide at least a week's notice. If something isn't operational as it should be, please report it promptly to the office via email or phone call. You will get a response within 48 hours. For after hours non- emergencies, please email or leave a message for the office. You will get a response within 24 hours.
