    What's special

    Outstanding kitchenWood stoveAll-season porch
A spacious year-around home lakefront on a clean popular southern NH lake. Deering Lake (AKA Deering Reservoir) is respected, little-known, clean, high-altitude (920’), 315 acre, and brook-fed. It was originally a holding reservoir for hydro power, but the dam now maintains the water level. It has significant protected shoreline and small islands. It is located in rural hilly Deering NH, and close to facilities and commerce in Hillsborough. The house features: 12 rooms, 4 bedrooms, 4 bathrooms, an outstanding kitchen, an all-season porch (ready for a hot tub), a 10' x 30' deck, a wood stove, a master bedroom suite with walk-in closet, and a large unfinished attic with stair access. The walk-out lower-level, with its own full bathroom and kitchen, is usable for an at-home business or separate living quarters. The house has high-speed fiber internet and television service and a superior electric system, including a generator. It was originally a 2 bedroom ranch built in 1978. A second floor, attic, new roof, kitchen wing, and enclosed porch were added around 1995. In addition to the 3,651 SF of living area the house has 1,642 SF of unfinished enclosed space and the garage adds1,680 SF of storage. The wooded 0.86 acre lot is divided into 2 sections by Campbell Lane. The lakefront sections includes a state-approved 4-bedroom septic system and a good quality drilled well. The house is ready, with furnishings and equipment, for immediate occupancy. At age 35 to 47 it needs some repairs, and it is expected the buyer will want some redecorating and improvements. The asking price considers this.
What the owner loves about this home
I have been very happy that the house has been spacious enough for full-time family living, expansive hobbies, and an at-home engineering business. Especially great has been the massive amount of storage area. Also the view of the cove from rooms on all 4 levels. I especially love scenic Deering Lake and my 122’ private waterfront, with 2 docks and a sand beach, on quiet secluded Campbell Cove. From here I can take a short boat ride, past a long natural conserved shoreline, to the main body of the lake (allowing unrestricted boating, including water skiing). Also, it has been a joy to explore the rugged forest and brooks beginning immediately behind the property. I love that the area is rural and scenic, but less than an hour away from the state’s main cities (with jobs, shopping, interstate highways and the state’s major airport). For years I had a reasonable commute to work near Manchester. The house is also very close to 2 popular mid-sized ski areas. I am sad that I must give up this spectacular home after 41 years because of my age (78), health and retirement financial situation.
