Rent is $1650/month, which includes water/sewer/garbage service and lawn mowing and edging. First and last month rent, totaling $3300, is due at signing. Security deposit is $3300, due at move-in and refundable at the end of the lease term minus any cost for damages incurred by tenants. $350 non-refundable carpet cleaning fee is due at time of signing. The entire property is smoke-free, including cigarettes, vapes, and marijuana products. Lease term includes dedicated parking spots for each unit, including one covered carport parking spot and integrated storage shed. Pet rent is $50/month/animal and requires a separate $500 pet deposit per unit. Where and how to apply: Prospective tenants begin with a free application. Completed applications (with all required documentation) will be evaluated in the order they are received. Minimum income requirement is $4,950 using the 3:1 income:rent ratio to avoid undue cost-of-housing burden. To meet the debt:income ratio qualification, we accept a maximum debt:income ratio of 1:3 to ensure that prospective tenants will be able to meet their rental payment obligations on an ongoing basis. For example, if your monthly income is $4,950, the total of your other recurring monthly debt payments such as car payments, student loan payments, etc. cannot be more than $1650. Note: If part of your income is a verified rent subsidy that will be paid directly to the landlord, the monthly subsidy amount will be deducted from the rent amount when calculating your rent to income ratio qualification. Applicants should be able to demonstrate good fiscal responsibility. Minimum required credit score is 700. Unpaid charge-offs, debts in collection, or a history of excessive late payments may result in denial of your application. Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition, and not having a pattern of complaints from neighbors. Applicants should provide references from previous housing provider(s) for a minimum of 24 months. In keeping with WA state law (RCW 59.18.625), adverse action will not be taken based on a prospective tenant's nonpayment of rent that occurred between March 1, 2020 and December 31, 2021. We do not deny, discourage application for, or otherwise make unavailable any rental dwelling unit based on a tenant's or prospective tenant's medical history including, but not limited to, the tenant's or prospective tenant's prior or current exposure or infection to the COVID-19 virus. Applicants must provide a copy of their paystub(s) for the past 3 months, and contact name, telephone number, and email address of employer. Self-employed persons should provide bank statements for the last 3 months and signed tax returns for the last 2 years to show predictable income. All sources of income are considered under WA state law, including retirement and pension payments, student loan awards, rental housing assistance programs etc., so please respond promptly to requests for additional documentation to verify any sources of income. A criminal history check is part of the screening process for all applicants who meet the minimum application criteria and choose to proceed to a screening process. We perform an individualized assessment of any adult with criminal convictions to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. We do not deny, discourage application for, or otherwise make unavailable any rental dwelling unit based on a tenant's or prospective tenant's medical history including, but not limited to, the tenant's or prospective tenant's prior or current exposure or infection to the COVID-19 virus. We will not inquire about, consider, or require disclosure of a tenant's or prospective tenant's medical records or history, unless such disclosure is necessary to evaluate a reasonable accommodation request or reasonable modification request.
