Application Requirements All occupants over the age of 18 must meet the following criteria: 1. You must have a strong credit score. All credit scores below 600 will automatically be declined. Credit scores over 650 do not guarantee acceptance. We do not accept co-signers. 2. You cannot have a bankruptcy, judgment, eviction, foreclosure, history of late rent payments or short sale. Some criminal records may also be grounds for a rejected application. 3. You should have a gross monthly income of three times the amount of rent. This is a recommendation and is not applicable in some cases. 4. You must be able to provide income verification. We require a current bank statement and another financial document such as check stubs, award letter, job offer letter, tax return form, etc. In addition, you must demonstrate that you have enough money in your bank account to comfortably cover all move-in costs or that such funds will be available at the time of move-in. The application process will move much faster if you submit these items along with your application. Failure to submit these documents in a timely fashion (maximum 3 days from application) may result in a declined application. 5. You must be able to provide residency verification: name and phone number or other contact information of landlord, management company, leasing agent,etc. Application fee $30 for credit/background/eviction check per applicant over 18yr old which will be emailed to you via zumper.com once application is submitted. 1 month rent non refundable deposit to hold apt which is applied to first month rent due at acceptance of application, Security Deposit 1 &1/2 months due at move in. If the application is accepted, 1 month rent to hold the unit which is non-refundable within 24 hours. You will then be required to sign a lease within 5 days or you will forfeit the $ and the apartment. Backing out of a lease will also preclude an applicant from renting another unit. Background check will be completed by applicant via an email from Zumper- this will run credit & eviction. Separate criminal background check will be run in secondary search after the applicant is pre-qualified from credit/eviction check and application. The applicant will pay all fees associated with the background checks. NO DOGS!
