Additional pet ret- see information with application requirements. Occupancy Max is only 2 people. Application Requirements All occupants over the age of 18 must meet the following criteria: 1. You must have a strong credit score. All credit scores below 600 will automatically be declined. Credit scores over 650 do not guarantee acceptance. We do not accept co-signers unless it's for students. 2. You cannot have a bankruptcy, judgment, eviction, foreclosure, history of late rent payments or short sale. Some criminal records may also be grounds for a rejected application. 3. You should have a gross monthly income of three times the amount of rent. This is a recommendation and is not applicable in some cases. 4. You must be able to provide income verification. We require a current bank statement and another financial document such as check stubs, award letter, job offer letter, tax return form, etc. In addition, you must demonstrate that you have enough money in your bank account to comfortably cover all move-in costs or that such funds will be available at the time of move-in. The application process will move much faster if you submit these items along with your application. Failure to submit these documents in a timely fashion (maximum 3 days from application) may result in a declined application. 5. You must be able to provide residency verification: name and phone number or other contact information of landlord, management company, leasing agent,etc. Once Accepted: A copy of ID so we have it in file. If the application is accepted, 1 month rent to hold the unit which is non-refundable within 24 hours. You will then be required to sign a lease within 5 days or you will forfeit the $ and the apartment. Backing out of a lease will also preclude an applicant from renting another unit. Background check will be completed by applicant via an email from Zumper- this will run credit & eviction. Separate criminal background check will be run in secondary search after the applicant is pre-qualified from credit/eviction check and application. The applicant will pay all fees associated with the background checks. Pet Friendly Apts- We allow only cats in apartments. A maximum of 2 cats is allowed. While well-behaved pets are welcome, we do not allow ferrets in any of our buildings. Residents must notify us about any pet(s) living on the premises and complete a Pet Addendum to the lease agreement. A $15 per apartment monthly pet rent is charged to all lessees with a cat or other approved small mammal. Owners are responsible for any pet-related damages to the apartment or common areas. We requires all pet owners to abide by the Village of Oak Park animal licensing requirements and to keep vaccinations and flea treatments up to date. In addition, animals should not be a nuisance to other residents, and must be under the owner's control at all times.
