Tenant shall be responsible for damage beyond normal wear and tear, including damage caused by guests or pets. 3. Alterations Tenant may not alter, paint, or modify the Premises without prior written consent from Landlord. All approved alterations become the property of the Landlord upon termination of this lease. 4. Pets [No pets / pets allowed with written consent and applicable fees]. Tenant is responsible for any damage or nuisance caused by pets. 5. Utilities Tenant shall pay for all utilities unless otherwise stated in this Agreement. Any utility charges billed to the Landlord due to Tenant use shall be reimbursed by Tenant within 5 business days. 6. Prohibited Items No hazardous materials, excessive flammable liquids, illegal substances, or items that could damage the Premises or endanger others are allowed. 7. Right of Entry Landlord or authorized agents may enter the Premises with reasonable notice (except in emergencies) for inspection, repairs, or to show the property to prospective tenants or buyers. 8. Repairs and Damages Tenant shall not withhold rent for repairs unless required by law. Any damages caused by Tenant negligence will be repaired at Tenant's expense. 9. Insurance Tenant will obtain renter's insurance. Landlord is not responsible for loss or damage to Tenant's belongings. 10. Default and Termination Nonpayment of rent, violation of lease terms, or unlawful behavior may result in termination of this Agreement in accordance with state law. 11. Move-Out Tenant must return Premises in the same condition as received, less normal wear and tear, and remove all personal belongings. All keys, remotes, and access devices must be returned. 12. Legal Compliance Both parties shall comply with all local, state, and federal laws, ordinances, and regulations.
