Less than a mile from the Harbor & only a few blocks to every store imaginable on Borgen Blvd. Home has been totally updated with newer cabinets, sinks and new carpet in bedroom, with wood laminate throughout plus tile in bathroom There are raised-bed gardens with seating along edge of garden for effortless gardening in the whimsical and private yard In yard there is an Apple Tree, mature vegetation of Rhododendrons, Hydrangea, beautiful Virginia Creeper (chipmunks seem to love the berries), Vinca Vines and in the Spring you will see over 250 tulips and daffodils! Bathroom is outfitted with grab-bars inside and outside of shower and all fixtures have been upgraded. In one of the living room pictures there is a large bookcase but we had that removed when I moved in, so please disregard that thing and instead enjoy the huge window that was hidden behind it! :-) Everything in here works great and it has a killer furnace and air-conditioner. (just had furnace serviced and filters are changed on-schedule) I have tons of huge windows for lots of light in every season and mature plants that shade it in summer. There are very nice white wooden blinds on most windows. Lovely front deck and same in back and we added pretty red pavers over the gravel pathway, plus a wheelchair ramp. There is a single carport and driveway that can fit two cars which is directly adjacent to a cool shed/work area. I moved in only a little over one year ago and I did pay for an inspection then (I have it and can show it to you so you can see what we repaired) and it passed completely but since then I have made a ton of improvements with sealing roof, gutter-guards, paved pathways, sealing of all windows and doors, new screens and way too much else to mention here but I have receipts for everything and am happy to show them to you. And if you are in a home now facing thousands of dollars in Property Taxes...well, you'll be thrilled with the fact that here you only pay a little excise tax to Pierce County and this year it cost me less than $200 If you are not familiar with how Mobile Home Parks operate I will explain here: 1. There are really nice, well kept and cared about Mobile Home Parks and then there are not-so-nice ones...this is one of the lovely parks. 2. In this park, you own your own home but you lease the space/lot it sits on. Each space is different in that some have yards, some not, some carports are larger than others, some more sun, some more shade, but all have water, electricity, septic and trash/recycle cans included in lease amount. 3. So, to be clear: You purchase this home for 48k, then you live here in the park for the nominal rent of $647 (currently) 4. Buying a Single-wide Mobile Home is just like buying a car meaning there is a registration/title paper, just like a car so no deeds, title searches etc, just truly a simple sale. 5. This cannot be rented out as at least one owner must be a resident and that owner must be over age 55 but a minimum age for a tenant is 35 so if you wanna live with your 55yo mum and she and the park are good with that well...hey there ya go... 6. You must submit info application to park manager (same as with an apartment or house) for proof of income (must have at least $2,000 per month) but unlike apartments etc. there is no monster security deposit or 1st and last rent etc.of course a credit check and criminal background check (so you know all your neighbors are the good guys :-) but not everything on the credit check is a deal-breaker for Hillcrest.
