    LARGE 1 Bedroom in central walkable location. Stores, restaurants, bars, coffee shops, food trucks, a movie theatre and the metro (that can take you to Hollywood, downtown or the beach) are all walking distance from this apartment. Walk to the farmers market on Saturday mornings or Tuesday nights. The neighborhood has both upscale trendy bars and restaurants but also has the local hole in the wall too. Many vegan choices as well as steakhouses. As I stated this is a LARGE one bedroom. The square footages is more than many 2 bedrooms in the area. Free washer and dryer inside unit. Can be unfurnished but currently is furnished with a 50 in TV in the living room and a 40 inch in the bedroom. High speed internet (wi-fi), netflix account, gas, water, sewer are all included. Bedroom has a queen size pillow top mattress, walk in closet and ceiling fan. Kitchen has pots, pans, coffee maker, toaster and basic dishware are all included. The refrigerator has an ice maker in the freezer. The unit has hardwood floors, heat, AC, 2 ceiling fans. Appliances including oven, dishwasher and microwave are all stainless steel. No smoking in building and no butts left outside. Any smoking in unit is grounds for loss of deposit. You can stroll among the hillside neighborhoods and get views of Griffith Park, The Observatory (which is beautifully lit up at night) and the famous Hollywood sign. A 15 min walk to the red line metro. The metro can take you to Hollywood, the Valley, Downtown, the beach or south to LongBeach. There is also a bus line 1/2 block away. No off street parking. The street is permit only and I do have a permit for you to use while you are staying in the unit. I will keep $75 of your deposit if it is not returned to me when you vacate. Parking permits are like gold around here! Unfortunately, I've had issue with people abusing the AC. For example I've had a handful of guests turn the AC way down yet leave the windows open on 100+ degree days. So, now although I do leave the electricity bill in my name guest pay for their usage once I receive the bill. Landlord pays for gas, wi-fi, water/sewer and garbage. FYI - LADWP combines electric, water/sewer and garbage on one bill so I leave it in my name but it is partitioned out so we can see what the specific electric charges are. I will send you my own application and lease. But, if you want to get your background/credit check done through Zillow that works for me too. No smoking on grounds or on property. 1 yr lease Deposit of $2975 due at signing. There is a shared mailbox - if you want a private mailbox there is a USPS and UPS with PO Boxes both less than a mile away. The apartment is privately owned. The owners are not liable for any accidents, injuries or illness that occurs while on the premises. The owners are not liable for the loss of personal belongings or valuables of the occupant. Tenants must obtain their own renters insurance to cover their belongings. It is agreed that all tenants are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
