ROOM DETAILS: - 1 bed / 1 bath (private - Mother in Law suite) - Queen Bed - First level - Fully Furnished - Private Washer/Dryer - Kitchenette - Personal living room with smart TV - Work Desk - ONLY thing we would share is the entrance either out the front door or the garage. - Access to FULL fridge/freezer in Garage just steps away from your room and right by the Washer/Dryer. - Portable fan/space heater - blackout curtains - No Pets KITCHENETTE: - Toaster/Microwave/AirFryer combo - built in electric Stove top - mini fridge - French Press Coffee - Plates/cups/utensils/pots/pans etc.. essentials included. - We are open to short term or long term leases (minimum 2 month). We choose our renters based on the BEST applicant NOT the First applicant. - Utilities are split based a percentage of the total utility bill (25%). -Absolutely NO SMOKING allowed - Not 420 friendly. - We require that all guests are approved prior to entry to the property, even day time hang outs. Mrs. Barnard works fully remotely and has meetings throughout the day, as well as our new born child and puppy to take care of. Also, unless other wise approved, there will not be overnight guests allowed at anytime during the lease. - Parking inside the HOA community is strictly regulated: all street parking within the community is designated as fire lanes, and parking there can result in fines or towing. Fortunately, there are three parking spaces directly next to our garage that are rarely used by other home owners, offering easy access to your new home. We will be using one of these spaces and one garage spot; the remaining nearby spaces are available for you. Additional street parking is available across the street by the park if needed. Please note that the driveways and garages in this community are quite small, so we appreciate everyones cooperation in using the shared parking areas responsibly. - The front door is equipped with an electronic keypad, and you will receive your own unique access code. Well also provide a garage door clicker and a separate code for the garage keypad. While we currently do not have a full security system installed, we do use a bar under the front door handle at night for added security. If you're the last one to enter for the evening, please remember to place the bar under the handle before heading in for the night. This helps ensure everyones safety and peace of mind. - Kick back and relax in the living area, where youll find a smart TV preloaded with all the major streaming apps. Simply log in with your personal credentials to access Netflix, Amazon Prime, Peacock, Disney+, Hulu, YouTube, and more. Enjoy your favorite shows, movies, and binge sessions whenever you like! - Garbage pickup is scheduled for Monday mornings, so we typically take out all trash on Sunday night. Throughout the week, you can place your trash bags in the garage, there's a designated garbage can in the far left corner. If it's more convenient, you may also leave your bag in the garage for us to include with the regular trash run. Please note that we currently do not separate recyclables and do not have separate recycling bins. - Operating the Appliances: The main thermostat is located on the second floor in our private section of the home and is therefore not accessible. However, a separately wired space heater is built into the hallway wall outside your room to help regulate heat in the lower level, and we've also provided an additional space heater for you to use at your discretion. The breaker panel, if you ever need to reset a circuit, is in the far right corner of the garage and labeled for easy identification. For laundry, you'll find a stackable washer and dryer that operate just like standard apartment appliances - no complicated smart features here. If you have any questions about using any of the appliances, please don't hesitate to reach out! - Your cozy yet highly functional kitchenette is equipped with everything you need for convenient, everyday cooking. Enjoy your morning brew with the French Press, prepare meals on the drop-in stovetop burner, and take advantage of the versatile oven/air fryer/toaster combo for easy baking, roasting, or quick toasting. While there is no garbage disposal or dishwasher, the space is thoughtfully designed to make meal prep and cleanup as simple as possible. Please note that weekly cleaning is required to maintain the comfort and quality of the kitchenette.
