Either party must provide at least 30 days written notice to terminate the lease. The Leasor may terminate the lease at any time, for any reason, with 30 days written notice to the Leasee. If the Leasee vacates without notice or breaks the agreement, they are responsible for paying rent until the unit is re-rented or sold, whichever comes first. Rent Payments Rent of $850 is due on the 1st of each month. Payment may be made via direct deposit, Venmo, or PayPal. All payments shall be made payable to Dakota Gutzke. A $100 late fee will be applied if rent is not received by 11:59 PM on the 7th day of each month. The Leasee is also responsible for payment of all utilities associated with the property. Utilities The Leasee is responsible for all utilities. The Leasor will contribute up to $750 per year toward propane; any amount above that will be the responsibility of the Leasee. Security Deposit A $850 refundable deposit is required. It may be withheld for unpaid rent, damage, or cleaning needs beyond normal wear. Determination of what constitutes beyond normal wear will be made at the sole discretion of the Leasor. Disclosures Slightly elevated radon in basement. Basement may flood; keep items off floor. Asbestos tiles present but stable. Potential lead-based paint on exterior and in the basement. Preexisting dog scratches on floors will be documented. Pets Only dogs are allowed on the property, with a maximum of two (2) dogs permitted. No other animals are allowed without prior written consent from the Leasor. Renter's Insurance Renter's insurance is required. The Leasor is not liable for damage or injury to the Leasee's property or persons. Proof of insurance may be requested. Repairs and Maintenance The Leasee is responsible for: Lawn mowing and snow removal Light bulb changes and smoke detector batteries Monthly HVAC filter replacement (write date on filter) Basic pest control Basic upkeep (tightening, plunging, cleaning) Only toilet paper may be flushed down the toilet. No other items may be flushed or put down any other drains. If a plumbing issue arises and it is found to be caused by inappropriate items, the Leasee will be responsible for all repair costs. Major system repairs are the Leasor's responsibility. The Leasee is liable for damages caused by negligence or tampering. Appliances The property includes the following: stove, refrigerator, freezer, microwave, washer, dryer, and couches. If the washer or dryer fail, the Leasor is not responsible for prompt repair or replacement, and the Leasee may need to use a laundromat temporarily. Other listed appliances will be maintained in working order, but the Leasor is not liable for delays due to parts, scheduling, or availability. Access and Availability The Leasor may be overseas and hard to contact for the first 3 months of the lease. Eviction Violations of this agreement may result in eviction. The Leasee is responsible for court costs if legal action is needed. Waiver of Subrogation The Leasee waives all rights of recovery against the Leasor for losses covered by their renter's insurance. Guest Liability The Leasee is jointly liable for any guests or visitors, including damage, legal violations, or lease breaches. Buyout Option The Leasee may elect to pay a $1,000 buyout at any point to cover the following month's rent and utility obligations. This payment must be made in full and in advance of the month it applies to.
