Everything you need is just minutes away. 1. Lease Type & Move-In Costs This is a month-to-month rental agreement, subject to Arizona Residential Landlord and Tenant Act (ARS Title 33, Chapter 10). Monthly Rent: $2,200, due on the 1st of each month. Security Deposit: $1,000 (refundable, per ARS 33-1321). Total Due at Move-In: $3,200 (first month's rent + deposit). Late Fee: $50 late fee on the 6th day + $5/day thereafter, max $100/month. 2. Occupancy & Use Maximum 2 adult occupants. No subleasing, short-term rental, or hosting of guests for more than 7 consecutive nights without written permission. Use of premises is limited to the guest house and one assigned parking space. No access to the main home or backyard. 3. Smoking, Substance Use, and Conduct No smoking or vaping of any substance inside the unit or anywhere on the premises. No illegal drug use, storage, or distribution permitted. Violation may result in immediate termination. Respectful, lawful behavior is expected at all times. Quiet hours are from 9 PM to 7 AM. 4. Pets No pets allowed. Tenants requesting accommodation for a service animal must provide documentation in compliance with ADA/Fair Housing regulations. 5. Utilities & Internet All utilities are included (electricity, water, trash, internet). Responsible usage is expected. Misuse (e.g. A/C running with open windows) may result in additional charges or termination. 6. Condition & Maintenance Tenant must maintain the unit in clean, safe condition. No alterations, painting, or removal of furnishings without written consent. Promptly report any damage, leaks, or safety issues. 7. Inspections & Entry Landlord may enter with 48-hour notice for inspections, maintenance, or repairs per ARS 33-1343. No notice is required in case of emergency. 8. Termination & Move-Out Either party may terminate with 30 days' written notice. Full rent is due for the notice period unless otherwise agreed in writing. Security deposit is refundable within 14 business days following move-out, pending a satisfactory inspection and key return.
