Landlord will do random home inspections but will give tenant at least 48-hour notice. Tenant is response for telling landlord of any items in home needing fixed within 24 hours of damage. Late fees are due 5 days after date of rent due. Late fees will be outlined in lease agreement. The lease will be one year; early termination of lease will result in penalty fees, such as remainder of lease due and forfeiting your deposit. If canceling lease tenants must give at least 30-day notice or all above fees will be expected upon moving out with no exceptions. After one year of lease option to rent to own home or purchase is available and all rent paid will go towards overall price of home. Tenant is required to carry renters' insurance.
