1. Term & Rent
Lease Term: 12 months, beginning on [Start Date] and ending on [End Date].
Rent: $1895 per month, due on the 1st of each month.
Late Fees: $35 after the 5th day of the month.
Annual Rent Increase: Landlord may increase rent annually by up to 5% with 60 days' written notice.
2. Utilities & HOA Fees
Tenant shall pay all utilities (electricity, gas, water, sewer, garbage, internet, etc.).
Tenant is responsible for paying all applicable HOA dues/fees associated with the property during tenancy.
3. Security Deposit & Pet Deposit
Security Deposit: $1895, refundable subject to condition of property.
Pet Deposit: $300 per pet (refundable).
Pet Rent: $30 per pet per month.
Tenant responsible for all damages caused by pets.
Service animals/ESAs exempt per law.
4. Use & Occupancy
Premises to be used only as a residential dwelling.
Occupants limited to #4 persons.
No illegal activities, smoking, or nuisance permitted.
5. Maintenance & Repairs
Tenant responsible for keeping property clean and in good condition.
Tenant responsible for minor repairs up to $150 per occurrence.
Landlord responsible for major systems (HVAC, plumbing, roof, structure).
Tenant shall promptly report any needed repairs.
6. Alterations & Improvements
No painting, remodeling, or structural changes without written consent from Landlord.
7. Insurance & Liability
Tenant must obtain renter's insurance with liability coverage of at least $100,000.
Landlord not responsible for Tenant's personal property.
8. Default & Termination
If Tenant fails to pay rent or breaches lease terms, Landlord may issue a 14-Day Notice to Pay or Vacate or other notice as required by RCW 59.18.
Early termination by Tenant requires 60 days' notice and forfeiture of deposit unless otherwise agreed.
9. Entry & Inspections
Landlord may enter property with 2 days' notice for inspections, repairs, or showings (24 hours in emergencies).
10. Governing Law
This Lease shall be governed by the laws of Washington State.
