No smoking in the house. 3. Utilities & Usage Expectations Utilities are included but must be used reasonably. No space heaters or high-power appliances without approval (common cause of electrical issues). Report any leaks, water damage, or electrical problems immediately. 4. Cleanliness & Maintenance Keep the suite clean and sanitary at all times. Trash must be taken out regularly. No misuse of plumbing (no flushing wipes even "flushable" ones). 5. Safety & Security Always lock doors and windows when leaving. Do not give building access to people you do not know. No weapons or unsafe items stored on the property. 7. No Illegal Activity Absolutely no drugs, illegal activity, or anything that violates local/state laws. This protects both you and the landlord. 8. Respect Shared Areas If certain areas (hallway, stairway, laundry) are shared: Keep them clean Do not block pathways Clean up after using the washer/dryer 9. Damages & Repairs Report damages immediately small problems become big (and expensive) problems if ignored. Renter pays for damage caused by misuse or negligence. 10. Communication Expectations All requests, complaints, or concerns must be communicated respectfully. If something is unsafe, broken, or concerning, notify the landlord in writing within 24 hours when possible. 11. Move-Out Rules Provide proper notice (usually 30 days).
