Three bedroom, two bath home available for rent in Tabernash, CO. One bedroom, one bathroom downstairs, and two bedrooms each with walk-in closets and one bathroom upstairs. Spacious living room and kitchen area downstairs. Shared laundry and some storage in mudroom with me (the owner) in 1 bed/1 bath ADU (separate living quarters in the same house). 15 minute commute from resort, dog/cat friendly neighborhood of locals, and very quiet area. Rent: $3300/month
Security deposit: $3300 (payment options are flexible)
Pet deposit: $300, refundable.
Lease terms are flexible with a minimum of 6 months, but a year preferred. Longer lease options are available, depending on the circumstances. I also have the option for joint leases and subletting if desired, but all tenants are responsible for full rent in the instance of someone moving out.
I perform background checks on all tenants, including for subletting.
Combined monthly income must be atleast 2x monthly rent (6600/month for all tenants).
No smoking is allowed inside the property, but outside the property is allowed (absent fire restrictions).
Non-renewal notice is 60 days and renters insurance is required for all tenants (joint vs individual policies will depend on subletting).
Gas, electric, sewer, and water are included in rent. Internet is negotiable, as there is an existing network I use at 100 mbps, however if several devices will be used consistently there is an option for renters to purchase a separate internet plan. Trash is not included. Snow management will be worked out with me and we will split the cost if desired (option to manage ourselves or pay for a service every month). There is currently no covered parking, however we do have our own driveway with space for up to 6 cars.
Pet policy: I am fine with dogs or cats, but I need to meet them prior to lease-signing. Other pets beyond dogs or cats will be on a case-by-case basis.
Occupancy clarification:
Maximum of 5 adults on the lease, however if there are 5 adults on the lease, the total rent increases to $4,000/month (800/person). Rent is $3300/month if 4 or less occupants. Maximum of 2 adults with 4 children.
