Utility accounts must be set up in the renter's name and proof of activation provided before move-in. 4. Pets: Up to two dogs are permitted. A non-refundable pet fee of $500 may apply. Pets must be house-trained, well-behaved, and comply with all local regulations. 5. Smoking: Smoking of any kind (including tobacco, vaping, and marijuana) is strictly prohibited inside the home and on the property. 6. Mail & Address: A P.O. Box is required for mail services, as mail is not delivered to the property directly. 7. Renters Insurance: Proof of renters insurance coverage is required before move-in. The policy must remain active for the duration of the lease. 8. Maintenance & Repairs: Routine maintenance of the property is the renter's responsibility, including changing air filters, maintaining cleanliness, and notifying the owner of any issues promptly. Any damage caused by renter negligence, including pet-related damage, will be the renter's responsibility to repair at their expense. 9. Use of Property: The basement level is reserved for the owner's private use and is not included in the rental. The renter agrees not to engage in any illegal activities on the property. 10. Access to Property: The landlord retains the right to access the property with proper notice (minimum 24 hours) for maintenance, inspections, or emergencies. 11. Parking: Parking is limited to up to 2 vehicles and must not block access to the property or neighboring properties. 12. Termination & Move-Out: At the end of the lease term, the property must be returned in clean and undamaged condition.
