RENTAL APPLICATION PROCESS - PLEASE READ CAREFULLY 
Our screening process is a 4-step sequence designed to be fair and efficient for all applicants.
STEP 1: PRE-SCREENING	
Complete our mandatory Pre-Screening Form. THE LINK IS LOCATED IN THE LAST PHOTO OF THIS LISTING'S SLIDESHOW. Please view all photos to find the link.
STEP 2: SHOWING	
We will contact qualified parties who meet the criteria to schedule a property viewing. 
STEP 3: FORMAL APPLICATION	
If interested after the showing, you will complete two parts: (A) Zillow Application: This provides your Credit History and Background Check reports. (B) Our Custom Application Form: This provides additional verification and details.
STEP 4: SECURE UNIT	
Approved applicants pay the Holding Deposit and sign the separate Holding Deposit Agreement to secure the unit.

[Lease Terms] 
* Lease Term: Minimum 12 months preferred. Shorter terms (9-11 months) may be considered on a strict, case-by-case basis and may be subject to a premium rent adjustment. (Minimum lease term considered is 9 months.)
* Unit is unfurnished (furniture in photos is for staging only)
* Renter's Insurance: Minimum $300,000 liability and $5,000 personal property coverage
[Move-In Funds] 
* Application Fee: Paid directly to Zillow when submitting the formal application (Step 3). The fee covers the credit report and background check and is determined by Zillow. No separate application fee is collected by the Landlord
* Holding Deposit: $300 after approval, applied to move-in funds or refunded per Civil Code 1950.5
* Security Deposit: One month's rent ($3,895), compliant with CA Civil Code 1950.5
* First Month's Rent: Prorated as needed (per Section 3.02.A of lease)
* Last Month's Rent: Prepayment required, separate from Security Deposit
* HOA Move-In Fee: $400 service fee payable directly to the HOA prior to move-in
[Tenant Qualification Standards] 
All standards are applied uniformly in compliance with California, federal, and Mountain View CSFRA laws:
1. Identification: Current photo ID and verification documents required
2. Income: Household gross income 3x monthly rent (~$140,220/year)
3. Credit History: Reviewed for financial responsibility; FICO 740+ preferred but all factors considered
4. Rental History: Positive references for past 5 years; no unpaid landlord-related judgments or prior evictions
5. Criminal History: Evaluated per state/federal restrictions
6. Maximum Occupancy: 3 persons (2 per bedroom +1 per code)
7. Non-Smoking Policy: No smoking/vaping in unit or common areas (CA Health & Safety Code 11362.3)
8. Pets & Assistance Animals: No pets are allowed without landlord prior written consent & Pet Addendum; service/support animals allowed per FHA/ADA
