Rent is due the 1st of each month. $50 late fee after. $10/day after 5 days. Deposit required. $200 one-time, due at move-in (covers move-out cleaning). Included in rent: electric, water, trash, Wi-Fi, lawn care (electric and water capped at $220/month to avoid abuse.) Max: 2 adults, 2 children. No subleasing or Airbnb allowed. Guests allowed 7 nights without written permission. Tenant responsible for damage beyond normal wear and tear. Tenant must notify landlord promptly of any issues. Tenant must keep property clean and sanitary. ABSOLUTELY NO SMOKING OR VAPING. 30 days notice required before move-out. Where and property manager reserve right to enter with 24-48 hour notice for standard repairs, unless emergency. Tenant shall return properry in condition it was found.
