    PLEASE READ THE DETAILS COMPLETELY. Thank you! THIS IS A LEASE TAKE-OVER - 2 bedroom, 1 bath apartment. PLEASE DO NOT CONTACT OMNI PROPERTY MANAGEMENT - All questions should come to me since I am trying to find someone to take over my lease. THE DETAILS: Available to move in: Feb 5th Lease is until 6/30/2022, but there is the ability to renew for one year with Omni Property Management. This apartment is managed by Omni Property Management. PLEASE DO NOT contact them. I am just a tenant trying to find someone to take over my lease. Rent is $1,225/month (includes water, garbage, and sewage) - 2 Bedrooms (carpeted) - 1 Bathroom - 1 Covered parking spot (With additional uncovered parking) - 1 Storage room (can be locked) - Living room and kitchen (carpet-free) - 1 Outdoor patio - Each room has baseboard heaters Trader Joes, Haggens, Regal Cinema Theater, Barkley Village, Safeway, and Walgreens are all within walking distance. Railroad trail is easily accessible. Elementary schools are within walking distance. NO PETS, NO SMOKING. HOW TO APPLY: You would need to select "Not sure I'll pick a property later" and create an account. This apartment is not listed on their website because I am the lease holder and advertising the apartment for someone to take over my lease. STEP 2 - After you applied, let me know so I can tell the property management to know to watch for your application. STEP 3 - Omni Property Management will screen you. If they select you, they will ask you to sign a lease. STEP 4 - After you signed the lease, I will collect security deposit and February rent (for days stayed) from you. STEP 5 - I give you the apartment keys and you move in! FEES: There is a $45 application fee. If approved, a $65 administrative fee may be required. These fees are non-refundable. Once Omni Property Management conducts a background check and they select you, I would need a $250 "Change of Responsible Parties" fee. You would need to fill out a form and give the fee to me (along with the security deposit and February rent (for the days stayed). The new lease holder would also need to give me the security deposit ($1,195) since the security deposit is attached to the apartment. So basically, after Omni Property Management selects the new tenant, I need this from the new tenant: $1,195 (security deposit), $250 (change tenant fee), and the $amount for the days that you will live in the apartment for February. I already paid for February rent, so you would simply be giving me back the money I paid for...but only for the days that you are living there. For example, if you moved in on February 3rd, you would just need to pay me for 25 days ($1,225 divided by 28 days, so $43.75 per day). I accept Cashier's Check or wired it to me through your bank. IF YOU APPLIED, I need to know ASAP so that Omni Property Management knows to screen you, and that you are interested in 1108 E Maryland St. Apt 2. Otherwise, it is just a random application to them. Please message me if you have any questions. We are happy to meet you and show you the apartment - while wearing face masks. By the way, we're in the process of moving, so the pictures are how it looks like without stuff in it. If you want to check out the apartment, please let me know what day/time (Wednesday, Thursday, or Friday this week) you plan on coming. Please park in an uncovered parking spot. Thank you!
