Income Requirements The monthly income of all occupants combined must be at least three times the monthly rent amount. Applicant must provide proof of income such as employment verification, last 3 months of pay stubs, child support, social security, disability payments, dividends, rental property income etc. which you wish to be considered for qualification purposes. (i.e. if your rent is $1000 monthly, then the applicant(s) need to make $3000 monthly)
Employment Verification Applicants must be employed or provide records showing sufficient cash savings to cover 3x the total term of the lease. If self-employed or retired, applicant must submit a copy of page 1 of the previous two years' tax returns.
Credit Requirements Applicants most current credit report must reflect at least fifty percent of accounts shown as favorable activity within the last twenty four month period. Favorable activity shall mean that you have no delinquent payments. Your application will not be accepted if your credit report reflects any amount owed to a property management company, apartment community, individual property owner, or mortgage company within the last seven years. While we seek a minimum of 600 credit score, we will review the overall credit profile. (Owners reserve right to allow lower credit score when other stipulations are met on a case by case basis)
Rental History - Applicant must provide our firm with the necessary information to verify their most recent residence along with, in descending order, prior residences with a minimum of one year of favorable occupancy history. Favorable occupancy means that you fulfilled your prior lease or mortgage obligations and that each landlord or mortgage representative contacted would lease to you or make a new loan to you without special restrictions.
Criminal History Applicant must have no criminal felony convictions involving any type of violence, sexual assault, crimes involving firearms, illegal drug possession, or crimes against property. Management reserves the right to consider any type of criminal activity that is discovered in reviewing the application.
Cosigner/Guarantor A qualified lease guarantor may be required if the above guidelines cannot be met. A guarantor cannot override bad criminal history. A qualified guarantor must make at least 5x the rental amount monthly or have assets equal to 5x the entire lease amount. (i.e. rent = $1000 monthly then guarantor must make $5000 monthly)
Application Fees A $50 nonrefundable processing fee will be charged on each application. All fees must be submitted with your application in order for the application to be considered. Application fees are non-refundable regardless if we approve your application or not.
