Tenant shall notify Owner promptly of any maintenance issues or property damage that require Owner's attention. 5. Smoking Policy: Smoking of any kind (including cigarettes, cigars, vaping, or other substances) is strictly prohibited inside the home and on the property. 6. Parking: Tenant is entitled to the use of two (2) garage parking spaces and two (2) driveway parking spaces. Additional street parking is available on a first-come, first-served basis, subject to city or HOA regulations. 7. Condition & Maintenance: Tenant agrees to keep the property clean and in good condition and shall not make any alterations or improvements without written consent from Owner. Normal wear and tear excepted, Tenant shall be liable for any damage caused by negligence, misuse, or neglect. 8. Compliance: Tenant shall comply with all HOA rules and regulations, city ordinances, and property-specific policies. Failure to comply may be considered a violation of the lease. 9. Pet Policy No pets are permitted on the premises without prior written consent from the Owner. If the Owner approves a pet, Tenant must: Provide a non-refundable pet fee and/or refundable pet deposit as stated in the lease. Ensure all pets are properly licensed, vaccinated, and comply with local and HOA regulations. Keep the pet under control at all times and prevent disturbances, odors, or damage to the property or neighboring units. Accept full responsibility for any damage or injury caused by the pet, including additional cleaning, repairs, or pest treatments if required. Unauthorized pets will be considered a lease violation and may result in additional fees or termination of tenancy.
