TERM The lease term shall commence upon signing for a minimum of three (3) months and up to six (6) months, with the option to extend upon mutual agreement. 2. RENT Lessee agrees to pay rent in the amount of $3,000 per month, due on the 1st of each month. 3. SECURITY DEPOSIT Lessee shall pay a security deposit of $1,500, due along with the first month's rent at signing. The security deposit shall be held in accordance with the laws of the State of New Mexico. 4. LATE FEES If rent is not received by the 10th day of the month, a late fee of ten percent (10%) of the monthly rent shall apply. 5. UTILITIES & SERVICES The lease includes all utilities (gas, water, electricity) and internet service. The premises are furnished. 6. USE OF PREMISES The premises shall be used exclusively for lawful purposes and in compliance with all applicable laws of the State of New Mexico. 7. EXTENSION OPTION Lessee may request to extend the lease beyond the initial 3 6 month term, subject to Lessor's approval and any updated terms.
