Landlord has 14 days from the last day the home was occupied to return deposit or explain how deposit was used to clean, repair, or replace needed parts of home.-It is the tenant's responsibility to keep the rental premises clean and sanitary and to pay for any damage caused by his or her abuse or neglect.-Repairs needed by normal wear and tear will be paid for by owner, tenant is responsible for pick ups, delivers, and installations. -Its is a requirement that the tenant alert landlord to defective or dangerous conditions in the rental property.-Tenant repairs and alterations are only allowed with landlord written permission.-Owner has legal right to enter property when he/she feels it is necessary. Tenant should expect random walk through with no advanced notice by owner to see if home is being maintained -Disruptive and illegal behavior is prohibited.-One small dog allowed. Zero cats. Small caged animals including fish & small birds allowed. No more than 3 total pets in the house.-No smoking-No business allowing clients to enter home.-Should tenant or landlord chose to end lease early 30 days notice is required.
