Landlord Access The Landlord reserves the right to access the Property with 24-hour advance notice for routine inspections, showings to prospective renters, or maintenance. Additionally, the Landlord will access the Property every three (3) months to perform routine upkeep, including but not limited to: Replacing HVAC filters Cleaning the ice maker Changing water filters Furnishings & Inventory The Property will be rented fully furnished. A furnishings and appliance inventory checklist will be reviewed and signed by the Tenant at move-in and again at move-out to document condition and ensure all items remain intact. Move-In / Move-Out Walkthrough A video walkthrough will be conducted by the Landlord prior to occupancy and again at the conclusion of the lease term. These recordings will serve as documentation for the condition of the home and may be used to assess any damages. Cleaning & Property Condition The Property will be professionally cleaned prior to move-in. Tenant agrees to maintain the home in a clean condition and return it in comparable condition upon move-out, excluding normal wear and tear. Costs for any excessive cleaning may be deducted from the security deposit. No Smoking / No Pets No smoking is permitted anywhere inside the Property. No pets are allowed unless otherwise agreed to in writing by the Landlord. Occupancy & Subleasing Only those occupants listed on the lease may reside in the Property. Subleasing is not permitted without prior written approval from the Landlord. Renter's Insurance Tenant is encouraged to obtain renter's insurance to protect their personal property. The Landlord shall not be held liable for any loss or damage to the Tenant's belongings.
