If lessee moves out prior to the last day of lease terms, lessee agrees to pay utilities until the end of lease term or until new tenant occupies premises Lessee Examined Premises: Lessee has examined premises and knows the condition of the premises and has received the same in good order and repair except as otherwise noted and endorsed by both parties on page 3 hereof and no representations as to the condition or state of repair thereof have been made by lessor except as noted and endorsed by both parties on page 3 of this lease form Lessee's property: Lessee is responsible for insuring his/her property and expressly waives any claim against lessor for loss or damage thereto by reason of fire, theft, act of God, or other cause Lessee's Duties: Lessee agrees to assume the following duties: (1) to keep the premises clean and tenant-able condition at all times including common hallways and garage, (2) to vacate premises at the end of term and deliver all keys to lessor and pay a $25.00 key charge if all keys are not given to lessor upon vacating, (3) to notify lessor (not a tradesman working for lessor) of needed repairs and to do so in writing, except in emergencies, (4) to notify lessor in writing at least 60 days prior to vacating premises so lessor may re-rent same (5) to allow lessor to enter premises at reasonable times on reasonable notice to check for and make repairs and to show premises to others wishing to rent or buy same (6) to keep no waterbeds on premises (7) to use the premises only for lawful residential purposes (8) to do nothing which increases the risk of fire or explosion or which will affect the validity of the Standard Fire Insurance Policy in the state of WI. (9) To obey all lawful orders, rules, and regulations of all government authorities, (10) to leave all alterations and improvements to the premises for the lessor's benefit and to make no alterations without prior written consent of lessor (11) to obey and abide by the rules and regulations printed on all pages of this lease hereof which are a part of this lease as though fully set forth herein (12) to have carpet professionally cleaned no more than 2 weeks prior to vacating premises unless lessor gives notice in writing before that time that it should not be cleaned (13) to do no painting or papering without prior approval of lessor, including color choices (14) to post no signs or placards without lessors permission (15) to keep sidewalks free of snow and ice (16) to replace all glass broken during tenancy and to replace furnace filters regularly (17) to change or add no locks without lessor's permission and then only after supply lessor with new keys (18) to notify lessor if lessee leaves premises for a period in excess of 7 days (19) to remove all personal property prior to vacating premises (20) to put no tape or toggle bolts on the walls, ceiling, or woodwork. To put no holes in walls, ceilings, or floors with the exception of picture hooks which the lessee is to remove and fill holes prior to vacating. No holes in woodwork, doors or fireplace. (20) All floor plants must be in raised waterproof plant stands. Appliances: If lessor provides appliances, they are provided for lessee's convenience only and shall not be considered to be a part of the premises for rental purposes. Repairs to washers or dryers, if included, are to be paid by lessee. Breach of Lease: Regardless of the term hereof, should lessee neglect or fail to perform or observe any of the terms of this lease, lessor shall give written notice of same, (personally or as otherwise provided by statute) requiring lessee to remedy the breach or vacate the premises on or before the date at lease 5 days after giving of the notice (except where the breach is for failure to pay rent in which case the statuary 5 or 14 day notice may be used). If lessee fails to comply with such notice, lessor may declare this lease terminated and institute action to evict lessee from premises without limiting lessee's liability for rent due or to become due hereunder. In the event lessor brings a successful eviction action against lessee for the breach of this lease, lessee shall pay lessors attorney fees. Pets: No pets allowed. Exceptions must be approved on a case-by-case basis
