The most important part of the lease is that you can care for this home like it's your own. What you'll be responsible for: - maintaining the exterior to the guidelines of the HOA requirements. Regular watering, weeding, mowing, and standard yard maintenance are required per the HOA. Tenant is responsible for all HOA fines incurred during their lease. Any maintenance hired without landlord approval will be at the expense of the tenant. - tenant is responsible for setting up and paying for all utilities including internet and cable, gas, and electricity (the solar pretty much eliminates the electric bill). - trash and recycling is collected on Friday. Tenant is responsible for collecting the garbage cans from the street the following Saturday or Sunday, at the latest. - lease is for 1 year but we're open to considering longer lease periods if you're interested in locking in the rent for longer.
