Bright, stylish, and move-in ready The lease will commence on Dec x, 2025 and end on Nov xx, 2026, for a total term of one (1) year. Rent is due monthly. 1. Rent Payment Tenant agrees to pay $3000 per month on or before the due date each month. 2. Security Deposit: Tenant agrees to pay a security deposit of $3000 prior to move-in. The deposit will be held in accordance with California law and may be used for damages beyond normal wear and tear. 3. Late Fee A 5% late fee will apply to any rent not paid within the legal grace period, per California law and Orange County guidelines. 4. Utilities - Water & Sewage shared and charged based on the number of occupants between main house and ADU. - Electricity and Gas: Tenant must activate their own electric and gas account. Alternatively gas usage may be shared with the main house, and the cost will be divided accordingly. - Wi-Fi Internet: Free shared WiFi is provided by the main house; or Tenant may subscribe to their own internet service at their discretion and expense. - Trash: Free trash service is provided. 5. Appliances The following appliances are provided: -Washer / Dryer -Refrigerator Landlord will repair the provided appliances during the first year of move-in. After the first year, Tenant is responsible for any repair or failure 6. No Subleasing Tenant may not sublease the premises without written consent from the landlord. 7. Property Rules - No pets are allowed on the premises unless negotiated and approved in writing by the Landlord. Unauthorized pets will be considered violation of the lease. - No alterations or modification to the property without Landlord's written approval. Tenant is not allowed to alter, modify, paint, install, remove, or make any changes to the property - inside or outside - without prior written consent from the Landlord. This includes but is not limited to structural changes, fixtures, appliances, landscaping, and any drilling or installation on wall. - No smoking of any kind is allowed inside the rental unit or within the immediate surrounding areas of the premises. This includes cigarettes, cigars, vaping, e-cigarettes, marijuana, or any other smoking materials. Violation may result in fees or termination of lease - Tenant agrees to comply with all house rules and regulations provided by landlord - Tenant shall maintain the premises in a clean and orderly condition. 8. Parking Tenant can park in front of the main house. Landlord reserves the right to assign spaces. 9. Entry Notice Landlord may enter the premises with proper notice per California law (usually 24 hours) for inspections, repairs, or emergencies.
